    A: My client bought a totally restored condo with brand new appliances, never used, and we were told were thus under warranty. So, it seemed like a waste of money to buy a home warranty. Until my buyer went to use the dishwasher for the first time, and it did not work. And so the saga began. The vendor of the appliance first said that the warranty did not apply because the appliance was purchased by the seller; then the manufacturer said the warranty had expired (evidently the appliance had sat in a box in the vendor’s warehouse for over a year). Then the listing agent said the seller was not responsible because we should have had the brand new appliances inspected.
